When considering your BTL investment, you should be looking at the ability of the asset to provide you with a return. A significant expense for landlords can be the fees a letting agent will charge to let and manage their properties. These fees can be over 14 percent of the rent and can be avoided relatively easily with the right guidance.
It's not surprising then that in the latest English Private Landlord Survey, commissioned by the Ministry of Housing, Communities and Local Government, they found just over half (52 percent) of landlords did not use a letting agent. This makes perfect sense seeing as these same landlords viewed their role as a landlord to be a long-term investment to contribute to their pension (59 percent) or as an investment for rental income (47 percent) and thereby obviously wanting to maximise their investment return.

Very informative
Listening to this while I was at work and it gave me so much knowledge because I’m new to buy-to-let. Narration was absolutely perfect. Loved the British accent!

Excellent information from a true pro
If you're interested in using BTLs as a second stream of income but don't want to fork out for letting agents, then this is the book for you. This alleviated a lot of my anxieties about nightmare tenants (I watch too much TV), implementing proper procedures for collecting rent and what to do if worst comes to worst and I need to evict. Everything was laid out in an easy to understand manner and the narrator was fantastic to boot. Highly recommend!

Great know-how on property management
BTL, also known as “buy to let” or “buy to rent” is the acronym used to describe the processing of buying, maintaining, and renting property to other people. This one goes in-depth on that entire process, covering everything from marketing your property to getting the right legal documents in place to keeping yourself in good tax standing.
For me, someone who’s been eager to get into the BTL game for some time now, the most helpful parts of this one were the pitfalls covered. As a veteran of the BTL game, the author shares his past losses and pain points with us in hopes that we can learn from his mistakes and prevent them from happening in our own pursuits.
I enjoyed everything about this one, including the content itself, the writing style, and the narration. Folks looking to break into the rental market should definitely try this one out.
